Preparation
The work happens before anything is on the table: the comparable sales, the other side's likely motivation and timeline, and your own limits and walk-away point set in advance so decisions aren't made under pressure.
It's more than price
Closing date, conditions, inclusions, deposit and irrevocable time all move the real value of a deal. A higher number with the wrong terms isn't always the stronger offer, and that cuts both ways.
Multiple offers
When offers compete, small things decide it — deposit size, a clean condition-free offer, a closing date that suits the seller. For buyers that means competing smartly rather than simply overpaying; for sellers, running the process fairly and reading each offer for what it's really worth.
Calm and firm
