Conditions are cleared, financing is finalised, and a lawyer is engaged early to review title and prepare the paperwork. Shawan keeps the timeline moving and flags anything that needs your attention.
Costs to budget for
Land transfer tax (provincial, plus a municipal one within the old City of Toronto), legal fees, title insurance, and adjustments that repay the seller for prepaid property tax or utilities. First-time buyers may qualify for a land transfer tax rebate.
The final walkthrough
A visit shortly before closing to confirm the home is in the agreed condition and that anything included in the sale is still there.
On the day
Funds transfer, the title registers in your name, and keys are released at the possession time set in the agreement. You'll know what to expect and roughly when.
