Location and tenant demand
Proximity to transit, employment, hospitals and schools drives how quickly a unit rents and how well it holds value. Some areas turn tenants over far faster than others, and that belongs in the math.
Condo, freehold or a second suite
Each carries a different management load, financing profile and rule set — including municipal licensing for second units and, in some municipalities, restrictions on short-term rentals.
